This market moves faster than people expect
Half of all tracked units left the market within 6 days. 34% were gone within three days, 53% within a week, and 74% within a month. For a renter, that means the practical decision window on a well-priced apartment is measured in days, not weeks.
Waiting for a price drop usually doesn't work
Only 23% of listings reduced their asking price before leasing. The other 77% leased at or near their original ask. Among the listings that did cut, the median reduction was 4.1%.
The practical implication runs against common advice: holding out for a discount on a well-priced unit is a losing strategy here, because the unit is more likely to be leased by someone else than to be marked down. Price cuts concentrate in listings that were overpriced to begin with β which is why comparing an ask against its own history matters more than waiting.
Of the leases tracked, 446 were relisted units β an apartment that had previously failed to lease. Relisting is the strongest publicly visible signal that an ask was above what the market would pay.

Methodology
StuyWatch records public listing data hourly and tracks how each listing resolves. A listing is counted as leased once it has been absent from the feed for seven consecutive days. βDays on marketβ is measured from first observation to last. Price reductions compare the first observed ask with the last, ignoring movements under 0.5% as rounding. Figures are StuyWatch estimates derived from observed listing behaviour, not official signed-lease records, and they describe advertised units only β they exclude renewals and rent-stabilized leases that never reach the open market.
