What StuyWatch is

StuyWatch is an independent rental-market analytics tool for the Stuyvesant Town / Peter Cooper Village complexes. We track how apartments are priced and how they actually lease over time, and we turn that history into something a listing can’t show you: a fair price for any line and layout, a read on whether a renewal offer is reasonable, and an estimate of which units are likely to drop. These are our derived estimates — our analysis of historical outcomes — not listings, offers, or guarantees.

StuyWatch is not affiliated with, endorsed by, or connected to Beam Living, StuyTown Property Services LLC, Stuyvesant Town, Peter Cooper Village, Blackstone, or any other property owner or manager. We are not a real-estate broker and we do not list, rent, show, or manage apartments. All building, apartment, and company names are used only to identify and describe the market we analyze. To rent an apartment, contact the property owner or their leasing office directly.

How our numbers are made

Our fair-price estimates are computed from historical leasing outcomes for comparable apartments — same building, same line (stack), same layout — drawn from publicly available information and from prices renters voluntarily report to us. A “fair price” is the typical outcome we observe for that group, with a normal range around it. Smaller comparable groups carry lower confidence, which we label. Markets change; past outcomes do not guarantee future pricing.

Terms of use

  • Informational only. StuyWatch is provided “as is” for general informational purposes. Nothing here is financial, legal, or rental advice. You are responsible for your own rental decisions.
  • No guarantee of accuracy. We work hard to be accurate, but we do not warrant that any estimate, prediction, price, or availability is correct, current, or complete. Always verify with the property owner before acting.
  • Premium subscriptions. Paid features (negotiation tools, full deal and prediction lists, alerts) are billed via Stripe on a $50 annually and may be cancelled at any time from your account; access continues through the end of the paid period.
  • Personal use only. You may browse StuyWatch for your own apartment search. Automated access, bulk collection, scraping, resale, and redistribution of our analytics or underlying data are prohibited.
  • Limitation of liability. To the maximum extent permitted by law, StuyWatch is not liable for any loss arising from your use of the service, including decisions made based on our estimates.

Privacy

We collect the email you sign in with and any prices you choose to report. We use them to run your account and to improve our fair-price estimates. We do not sell your personal information. To delete your account and associated data, email us at [email protected] and we’ll remove it.
